February – 2026 Update + “Expectations vs Reality” on the North Coast 🌴🌊

In We Built a Home in the Dominican Republic – Series 2, Part #5, we’re back on the North Coast of the Dominican Republic with Calvin & Jana for their first villa progress update since mid-December 2025. And this time they didn’t come alone… they brought their four-legged family 🐾 to see how their dream home is shaping up.

The video that accompanies this blog opens with sweeping footage of this coastline—turquoise water, lush hills, palm-lined beaches, and that unmistakable “I’m really here” feeling. This is exactly the vibe that helped Calvin & Jana decide that buying real estate in the Dominican Republic wasn’t just a dream… it was a plan.

And now? That plan is becoming a home.

Paradise Is Progressing… Even Through Holidays & Rain 🌧️🎆

Construction in the Caribbean has its own rhythm. Between Christmas, New Year, and several weeks of inclement weather, you’d be forgiven for expecting things to slow down.

But the progress is steady—and genuinely exciting.

🏗️ Construction Highlights in Part 5

Here’s what’s now happening on site:

Paved circular driveway completed (and it looks fantastic)
Ceramic installations underway — flooring, kitchen, bathrooms, and more
Beach-entry pool coming along beautifully 🌊
Pool benches being installed (that “future morning coffee spot” is real!)
Workers on site on a Sunday 💪🇩🇴 (yes—Caribbean hustle is alive and well)

There’s something special about seeing a build reach the stage where the finishes start going in. The structure becomes a home. You can suddenly picture furniture, lighting, morning routines… and those first friends coming over for a pool day & cookout.

Why Calvin & Jana Chose the Dominican Republic for Real Estate 🌎🏡

Before making the leap, Calvin & Jana did what smart buyers do: they researched everything.

They weren’t just choosing a country—they were choosing a lifestyle, a long-term investment, and a place that made sense for retirement.

Their Key Considerations

When weighing up Dominican Republic real estate, they focused on:

  • Cost of living (everyday life that can be as affordable—or as luxury—as you choose)
  • Quality of life & healthcare
  • Property prices & overall value
  • Residency requirements
  • Property taxes & ownership structure
  • Flight access & proximity to the U.S. ✈️
  • Culture, safety, and the local economy

They also followed the modern relocation roadmap: YouTube channels, podcasts, expat forums, and real people sharing real experiences. Again and again, the same conclusion kept popping up…

👉 The North Coast is a standout for lifestyle and value.

Location Matters: Why the North Coast Wins for Many Buyers 📍🌴

The Dominican Republic is wonderfully diverse—cities like Santo Domingo, major tourist destinations like Punta Cana, and the rich green interior like the Cibao Valley.

But for many expats, retirees, and second-home buyers, the North Coast of the Dominican Republic offers a rare balance:

🌊 Beaches you’ll actually use
⛰️ Mountains that keep the climate fresh and green
🏡 Established gated communities
🍽️ International dining and local gems
🤝 A strong expat community
✈️ Great access through nearby airports

From Puerto Plata through Sosúa, Cabarete, and out toward Cabrera, it’s a stretch of coastline that just works for everyday living—not just vacationing.

A Hidden Advantage: Natural Hurricane Protection 🛡️⛰️

One of the more “practical” reasons Calvin & Jana felt confident building here is something many people don’t realize at first:

The mountain ranges just south of the North Coast—including the Cordillera Septentrional, with the Cordillera Central beyond—help weaken or disrupt many weather systems before they reach the coastline.

For homeowners, that can translate into:

More peace of mind
Less storm disruption
Greater long-term confidence when investing

It wasn’t just romantic for Calvin & Jana. It was future-focused.

Expectations vs Reality: What Life Is Actually Like Here ☀️🚗🍽️

This might be the most relatable part of the episode—because it’s what every future expat wonders.

🚗 Driving

They thought driving might be intimidating.
Reality? Calvin loves driving here now and gets on just fine. Like anything, it becomes normal—especially once you learn the local flow.

🍽️ Food & Restaurants

They’re blown away by how good the food scene is. And the best part? You can eat:

  • Budget-friendly (local spots, bakeries, small cafés)
  • Or full-on fine dining (wine, steaks, seafood, international menus)

The choice is yours—which brings us to the biggest lesson…

😅 The “Vacation Lifestyle” Trap

Their only real drawback so far?
Remembering they’re not here on a permanent vacation.

Beach days are incredible. Restaurant nights are tempting. And yes, it’s easy to get carried away. They’ve quickly learned that there’s always a cheaper option available—and balance is the key to making the lifestyle sustainable long-term.

🗣️ Spanish

Spanish isn’t mandatory, but it’s definitely useful. They’re enjoying learning as they go—and like most people, they’ve found that even a little Spanish opens doors socially and practically.

Their verdict?

💙 They’re loving life more every day—and wouldn’t trade it for the world.

🇺🇸➡️🇩🇴 From the U.S. to the Dominican Republic

We Built a House in the Dominican Republic

We Built a House in the Dominican Republic

Like many buyers exploring Dominican Republic Real Estate, Calvin and Jana dreamed of ocean-side living but found U.S. coastal property prices, taxes, and insurance unrealistic.

After exploring the Caribbean, they discovered the north coast of the Dominican Republic — offering:

  • Affordable real estate
  • Strong infrastructure
  • Full foreign ownership rights
  • Established expat communities

With regular updates from DR Property Guys and their chosen developer, their villa is currently ahead of schedule — a rare but very real outcome when projects are handled professionally.

🏡 Building in a Gated Community on the North Coast

Building inside a secure gated community in Sosúa provided peace of mind, privacy, and long-term value.

Rather than selecting standard finishes, Calvin and Jana worked with Tay from DR Property Guys to source tiles, fixtures, and finishes locally — combining personal style with excellent local availability.

They also shipped personal belongings from the U.S., blending the comforts of home with their new Caribbean lifestyle.

🌴 Living the North Coast Lifestyle

Now settled in to a temporary villa while their forever home is under construction, Calvin and Jana are enjoying life on the north coast:

  • 🚗 They’ve purchased a car
  • 🏖️ Enjoying regular trips to Sosúa, Cabarete & beyond
  • 🍽️ Exploring beaches, restaurants, and local culture
  • 📚 Learning Spanish and building strong friendships

It’s exactly the lifestyle many seek when investing in Dominican Republic Real Estate.

🚚 Shipping Household Items to the Dominican Republic

🚚 Shipping Household Items to the Dominican Republic

Your Complete North Coast Relocation Guide 🌴🏝️

Shipping Household Items to the Dominican Republic: If you’re dreaming of a new life in Sosúa, Cabarete, or Encuentro Beach — or building a brand-new villa on the north coast of the Dominican Republic — one big question always comes up:

“How do I ship my household items to the Dominican Republic… and is it worth doing?” 📦🇩🇴

The truth is, shipping your belongings can be one of the smartest, most cost-effective decisions you make during your relocation journey. Whether you’re sending tools, appliances, furniture, or sentimental keepsakes, the right planning can save you stress, time, and thousands of dollars. 💰✨

In this guide, we share real-life insights from Calvin & Jana — a couple who recently relocated from the U.S. to the north coast and shipped everything from 55-gallon barrels to specialized tools. Their experience offers valuable lessons for anyone preparing to buy or build a home here in paradise. 🌞🌺

🌎 Why Ship Your Belongings to the Dominican Republic?

Make Your New Home Feel Like Home

Make Your New Home Feel Like Home

Many new homeowners and future villa builders choose to ship items rather than repurchase them locally. Here’s why:

  • Quality & familiarity — Your own tools, linens, appliances, and décor are often higher quality or simply more suited to your lifestyle.
  • Cost savings — Some items can be significantly more expensive to buy locally compared to shipping them.
  • Comfort of home — Bringing personal belongings helps your new Caribbean home feel instantly yours. 🏡💛
  • Better availability — Specialty items, outdoor furniture, and certain brands may be difficult to find on-island.

If you’re planning a new construction in a gated community such as Residencial Hispaniola, Casa Linda, Perla Marina, or Sosúa Ocean Village, shipping is often essential for outfitting your villa the way you envision it.

🚢 Calvin & Jana’s Shipping Story

A Real Relocation to the North Coast

Calvin & Jana shipped multiple 55-gallon barrels and heavy-duty totes from the U.S. using Quisqueya Global Transport, a reputable door-to-door shipping provider. 🇺🇸➡️🇩🇴

Their results?

  • Delivery direct to their new villa address 🏠
  • Smooth customs process 📄
  • Everything arrived safely
  • Total delivery time: just 4 weeks 🚛💨

Their experience is a fantastic example of how efficient the process can be when properly planned.

📦 What You Can Ship — And Why It Matters

Ready to Roll

Ready to Roll

Whether you are relocating or preparing your new villa, here are the most commonly shipped items:

  • Household goods & décor 🪴
  • Power tools & workshop equipment 🔧
  • Kitchen appliances 🍳
  • Clothing, linens & bedding 🛌
  • Electronics & personal items 💻
  • Pool supplies, outdoor items & garden tools 🏖️🪵

👉 Many clients shipping to Sosúa, Cabarete, or Encuentro prefer barrels and totes for cost-efficiency and durability.

🧾 Understanding Customs & Import Requirements

The customs process in the Dominican Republic is straightforward when you ship with an experienced company. Key points:

✔️ Required documentation

  • Packing list
  • Passport copy
  • Dominican residency status (if applicable)
  • Payment receipt

✔️ Taxes & duties

These vary depending on the items, shipping method, and whether you qualify for tax exemptions (such as the new resident incentive program). A reputable shipper will guide you step-by-step.

⚓ Door-to-Door vs. Port-to-Port Shipping

Door-to-Door Shipping 🚚🏠

Perfect for most relocations — your barrels or boxes are collected at your U.S. address and delivered directly to your doorstep in the DR.

Port-to-Port Shipping ⚓📦

Cheaper, but requires more paperwork and you must collect items yourself. Not ideal unless you’re familiar with the process.

Most of our clients choose door-to-door for simplicity and peace of mind.

💰 Costs, Timelines & What to Expect

Shipping barrels or totes is often the most affordable method.

Typical expectations:

  • Barrel cost: varies by city, but very budget-friendly
  • Delivery timeline: 3–6 weeks depending on location & season
  • Customs fees: based on item types

This is especially helpful if you are building a villa — you can time your shipments so tools, appliances, or furniture arrive exactly when needed. 🏗️📦

🚫 Common Mistakes to Avoid

❌ Shipping items without a proper packing list
❌ Using low-quality barrels or totes
❌ Not understanding customs rules
❌ Shipping too late during villa construction
❌ Bringing items prohibited or restricted by DR customs

A little planning goes a long way!

💡 Pro Tip: Bring The Life You Already Love

Don’t leave everything behind… bring what makes your home feel like home. The Caribbean lifestyle is magical, but pairing it with the comforts you already enjoy? Even better.

Your belongings aren’t clutter — they’re continuity.
And many times… they’re cheaper and better quality than buying new. 😉

A Real-Life Story of Building, Relocating & Living the Dream on the North Coast of the Dominican Republic

Sunrise on the North Cast

Sunrise on the North Cast

Welcome back to our “We Built a House in the Dominican Republic” series — where we follow real clients (and now friends) as they transform their Caribbean dreams into reality. In this episode, we check in with Calvin and Jana, who are building their forever home right here on the north coast of the Dominican Republic — one of the fastest-growing destinations for expats, retirees, and investors looking for affordable luxury living in the Caribbean.

Their journey offers an inspiring look into what it’s really like to build a home in a gated community, relocate to the Dominican Republic, and embrace a lifestyle surrounded by sunshine, ocean breezes, and a warm local community.

From the U.S. to the Dominican Republic:

For years, Calvin and Jana dreamed of owning a home close to the ocean. But in the United States, high property prices, insurance premiums, and taxes made coastal living unrealistic for their retirement budget.

After visiting Jamaica in 2024, they expanded their search to the wider Caribbean — and that’s when they discovered a hidden gem: the Dominican Republic, a country offering affordable real estate, excellent infrastructure, and a thriving expat community, particularly on the north coast.

After selling their home in the U.S., they temporarily stayed with family while finalizing the sale and preparing funds for their new construction. During that time, DR Property Guys and their chosen developer kept them updated with regular video reports, progress photos, and status updates, ensuring complete peace of mind throughout the initial process.

Their new villa is currently ahead of schedule by nearly 30 days — proof that new construction in the Dominican Republic can be both efficient and stress-free when handled by experienced professionals.

When they finally arrived and saw their new home still mid construction, Jana laughed that the only thing missing was “a bottle of champagne.” They are thrilled with the quality of the build to date, and the flexibility still allowed to make some custom changes — a hallmark of this particular developer on the north coast.

Building a House in a Gated Community on the North Coast of the Dominican Republic

Building a House in the Dominican Republic

Building a House in the Dominican Republic

For Calvin and Jana, building their dream home in a secure, gated community in Sosúa offered the perfect balance of comfort, convenience, and lifestyle. They loved the community’s tropical landscaping, well-maintained infrastructure, and sense of privacy — all key features that make north coast gated communities some of the most desirable in the Dominican Republic.

Although the developer offered high-quality finishings, Calvin and Jana decided to take a hands-on approach. With the help of Tay from DR Property Guys, they explored local suppliers in the area and were amazed by the wide range of tiles, ceramics, countertops, and fixtures available locally. Jana said she “felt like a kid in a candy store” picking out stylish non-slip tiles for floors, tile for the pool, elegant finishes for the bathrooms & kitchen, and custom design touches to make their villa uniquely theirs.

They even shipped 15 barrels and 15 large plastic tubs from the U.S., packed with personal items, décor, and home essentials — everything from shower heads and ceiling fans to light fixtures and doorknobs. It’s a great reminder that when you’re building a home in the Dominican Republic, you can combine the best of both worlds — importing favorite items while also supporting local suppliers. A further video will follow with more details regarding the shipping.

Relocating to the Dominican Republic with a four legged Family

First Class Canine Assistance

First Class Canine Assistance

Moving to a new country can feel daunting — especially when you’re bringing along three French Bulldogs! But Calvin and Jana proved that with the right preparation & planning, relocating to the Dominican Republic can be smooth and less stressful than they had imagined.

They arranged USDA certifications, rabies vaccinations, and hired a pet nanny to manage travel logistics. To their surprise, what they expected to be the hardest part of the move turned out to be the smoothest — everyone arrived happy, healthy, and ready for Caribbean life.

They’ve since settled into a comfortable rental property in Sosúa, close to their under-construction home, and are adapting beautifully to island life. They both continue to work remotely, supported by Starlink internet (which is also available locally), and they’ve purchased a UPS backup system to ensure uninterrupted power when the grid switches to generator. A preprogrammed fire stick allows them to follow their passion for college football, keep track of the news and still enjoy their favourite programs.

Jana’s advice to anyone planning a move: “Plan ahead — it makes all the difference.”

Living the Caribbean Lifestyle: Sosúa, Cabarete & Beyond

Life in the Caribbean

Life in the Caribbean

Calvin and Jana are quickly discovering why so many expats are drawn to the north coast of the Dominican Republic. Their weeks are balanced between remote work and weekend getaways by exploring the beautiful beaches and restaurants Sosúa and Cabarete have to offer.

Transportation initially presented a small challenge, but their rental community offers a reliable shuttle service, and they plan to purchase a vehicle soon — with the guidance of DR Property Guys. Cars are slightly more expensive here, but they retain a decent resale value which helps balance the difference.

They’re also learning Spanish together, taking classes, and finding locals incredibly welcoming and patient. While English is widely spoken and most restaurant menus are bilingual, making an effort with Spanish earns big smiles everywhere they go.

Why So Many Are Buying Real Estate on the North Coast of the Dominican Republic

Calvin and Jana’s journey reflects a larger trend — people from around the world are buying real estate in the Dominican Republic for its unmatched combination of lifestyle, value, and opportunity.

When choosing where to buy or build, they focused on key factors every smart investor or retiree should consider:

  • Affordable property prices – Homes and land in Sosúa, Cabarete, and Puerto Plata are far more attainable than in most Caribbean destinations.
  • Cost of living – Everyday expenses, utilities, and services are affordable, allowing for a high quality of life on an affordable budget.
  • Residency and property laws – Foreigners enjoy full property ownership rights, and the residency process is straightforward.
  • Healthcare and infrastructure – Good standard of private medical facilities, international schools, and modern infrastructure make relocation seamless.
  • Proximity to North America and Europe – Direct flights to major U.S., and Canada make travel easy and affordable.
  • Safe, vibrant communities – Gated developments on the north coast offer peace of mind, friendly neighbors, and reliable management.
  • Strong investment potential – Whether for personal use or vacation rental income, properties in Sosúa and Cabarete deliver consistent value growth.

For those looking to relocate, retire, or invest, the north coast — spanning from Puerto Plata through Sosúa, Encuentro, and Cabarete — remains one of the most desirable and high-growth real estate corridors in the Caribbean.

What’s Next for Calvin and Jana

As the end is in sight,, Calvin and Jana are eagerly awaiting and preparing for their move-in day — keeping a close eye on progress, finalizing furniture, landscaping, and custom interior details.

Their story demonstrates how, with the right planning & preparation, plus guidance from trusted professionals, building and owning property in the Dominican Republic can be both enjoyable and rewarding.
